in Bali, not remotely
We don't sell properties from a catalog. We help European investors understand the Bali market, evaluate their investment goal and acquire the property that works for it — with proper due diligence, local presence and subsequent management.
We work in the segment €200,000 – €500,000 and with a curated portfolio of projects from proven developers, not with thousands of listings. If you're looking for a broker to send you a list of offers, we're probably not the right place. If you're looking for a partner who will guide you through the entire process — from the first question to the first rental income — we're here.

Market context
Why Bali — and why now
Bali remains one of the few markets in the world where high rental yield and real capital growth potential combine. But „yield“ means different things for different properties — and that's the reason for most misunderstandings. Short-term rental with professional management — the model we work with — gives an order of 8–12% net annually after taxes, maintenance, management and fees. Long-term rental under an annual contract is more passive, but also significantly lower-yielding: an order of 2–3% net. Independent market data for a classic villa in Bali give around 4% gross before expenses — which shows how much the answer depends on which model you're asking about.
At the same time, the market is entering a maturity phase: top locations and free land are running out, construction costs are rising, and regulation is tightening. Quality projects from reliable developers are becoming fewer and more expensive. This is an environment in which informed choice carries more value than haste.
Net annual yield after expenses
-
Short-term rental with professional management
8–12%
-
Long-term rental under an annual contract
2–3%
An order, not a guarantee. Short-term rental requires an active operator and carries operational risk; long-term is more passive, but yields significantly less. The result depends on the location, the project and the management.
We don't wait for the client to choose a property on their own. First we clarify their investment profile, after which we offer the opportunities that genuinely suit them.

On-site presence
A real local office in Bali
The difference between a remote agency and an on-site partner is tangible. Our partner office in Bali provides viewings, meetings with developers, document coordination, and legal review — real presence, not just correspondence. This is also why every project we present has been reviewed by a lawyer.
