With the purchase, the investment doesn't end — it begins.

Post-sale support covers everything that follows the acquisition of the property and determines whether ownership will be peaceful and profitable. Our goal is for the client not to clash with the local administration, taxes and paperwork on their own.
Handover of the property
For new construction, a handover follows — inspection of the unit against the contract, rectification of snags and coordination with the developer. For a ready property — transfer of documents, utilities and access. This is the stage where relationships are formed and the foundations for smooth management are laid.
Furnishing and turnkey
For the property to work as a short-term rental, it must be furnished and equipped for letting — not just „move-in ready“. We help with turnkey furnishing: selection of furniture, equipment and inventory aligned with the target segment and the requirements of the booking channels. The project is planned so that from the moment of handover to the first guest, as little time as possible passes. Furnishing is not an expense for beauty, but an investment that determines the average nightly rate and guest reviews.
Tax reporting and repatriation of income
The tax part is among the least familiar for the foreign investor, which is why we handle it in coordination with local specialists:
- Rental tax — 10% final tax for local individuals and individuals with a tax number (NPWP) and 20% withheld tax for foreign non-residents. It can be reduced to around 10% through a double taxation avoidance agreement (DTA).
- Dividend tax — 10% for local individuals and 20% for non-residents, with possible reduction under a DTA.
- Repatriation — Indonesian law explicitly protects the foreign investor's right to transfer funds abroad (rent, proceeds from sale, capital gains) after payment of due taxes. Transfers are made via SWIFT to any country.
We provide regular reporting and support when filing declarations, so that taxes don't turn into a risk.
Documents, licenses and institutions
Ownership requires periodic care: renewal of documents, extension of licenses (including NIB for letting) and communication with local institutions and a notary when needed. We track deadlines and coordinate actions so there are no missed deadlines or contested activities.
A separate matter is the term of the right with which you own the property. Under leasehold, the remaining term directly affects liquidity — a property with a term under 15–20 years sells with difficulty. That's why we track the terms and plan extensions in advance, rather than at the last moment.
Long-term support and reinvestment
We remain a partner after the first deal as well. We track the presentation of the property, discuss market changes and moments for resale, and help with the decision for reinvestment — a second property, a different format or area. Many of our clients come precisely on a recommendation, and that is also the test of the quality of our work.
