The 5 best areas in Bali for real estate investments

The 5 best areas in Bali for real estate investments

Bali welcomed a record 6.95 million foreign tourists in 2025 — a 9.7% increase compared to 2024. (BPS Bali, published February 2026; confirmed by Antara). This flow is not distributed evenly across the island, and precisely this inequality creates the investment opportunity. Here are the five areas with the clearest logic for an investor with a budget of 200,000 – 500,000 euros — and who each is suitable for.

How to choose an area

The area is not chosen by photos, but by three measurable things: how many tourists actually arrive, what the infrastructure around the property is like, and how easily you will sell it in the years to come. The short-term rental market in Bali is mature and competitive — the total number of listings is growing (according to Airbtics data, around +29% per year), which is why the difference between a profitable and a loss-making property increasingly comes down to the area, not the interior.

1. Canggu (Berawa, Batu Bolong, Pererenan)

The epicenter of short-term rentals and digital nomads: cafes, coworking spaces, surf, everything within walking distance. Demand is the densest on the island, which also means the highest competition among properties.

Prices: aggregated market data for 2025–2026 (Magnum Estate, Prestige Property Bali) indicate an average price of a completed villa of around 360,000 USD and land in the range of 620–860 USD/m². Land price growth data are indicative: according to estimates based on Knight Frank, the price in Canggu has risen roughly threefold since 2021.

Suitable for: investors seeking high turnover and a short payback period. See the villas и in the area.

2. Ubud

Green, cultural and wellness-oriented. The audience here stays longer and pays a higher average check, and the supply is more unique (designer villas amidst rice terraces) than in the mass segment.

Prices: the same aggregators for 2025–2026 give an average villa price of around 340,000 USD and land at around 166 USD/m² — significantly lower than the coastal one. According to Knight Frank (Q2 2025), the average price of built-up property in Gianyar (the Ubud regency) is around 1,725 USD/m² versus 2,275 USD/m² in South Badung.

Suitable for: investors ready to bet on a product with character, and for those who want to live there part of the year themselves.

3. Bukit Peninsula (Uluwatu, Bingin, Pecatu, Ungasan) and Nusa Dua

The southern peninsula is the most premium segment: white beaches, cliffs, luxury hotels and view plots. However, this is also the most sensitive zone in terms of permits and zoning — see the case with Bingin from July 2025.

Prices: villas with an ocean view with three bedrooms are offered in the range of 500,000 – 900,000 USD, and a 25-year leasehold on 150 m² — around 3–4.5 billion rupiah (market listings 2025–2026). These figures are indicative and vary greatly depending on distance from the coast and zoning.

Suitable for: high-budget investors with an appetite for the luxury segment and mandatory document verification.

4. Seminyak and Petitenget

Established, expensive and already fully built-up corridor. Traffic is constant but also congested — growth comes from the quality of the product, not from a new location. Petitenget traditionally holds a premium over Seminyak.

Prices: market data for 2025–2026 put villas in the range of 400,000 USD – 1.2 million USD. Suitable for a conservative profile seeking a proven location, not growth.

5. Sanur

The eastern coast with a calmer, family-oriented and „resident“ atmosphere. It remained undervalued for a long time, but is attracting more and more tourists and buyers seeking quiet without giving up infrastructure.

Prices: new leasehold villas in listings from 2025 start at around 264,000 USD with 20-year terms and reach up to 400,000 USD. Premium and freehold properties exceed 1 million USD.

Suitable for: long-term rental, second home and more conservative budgets.

Brief comparison

Area Profile Strength Suitable for
Canggu surf, nomads, cafes densest traffic and turnover short-term rent
Ubud wellness, culture, nature high average check, long stay unique product
Bukit / Nusa Dua luxury, beaches, cliffs highest margin premium segment
Seminyak / Petitenget mature, expensive center constant traffic conservative profile
Sanur family-friendly, quiet low entry, long-term demand second home, stability

What yield is realistic

Be careful with the numbers shown to you. Let's check the gross yields for short-term rental in 2025 are approximately: Canggu 10–18%, Ubud 10–15%, Seminyak 7–11%, Sanur 6–10%, Bukit/Uluwatu 8–14% (aggregated market analyses — balinsky, Bali Villa Select). Different sources diverge significantly due to different samples and methodologies, and the net yield is usually significantly below the gross after taxes for management, taxes and vacancy periods. Claims of guaranteed 15–20% should be treated with extreme caution.

Conclusion

There is no „best“ area — there is an area that suits a specific strategy. Canggu and Seminyak are for turnover, Ubud and Bukit — for higher margin and a unique product, Sanur — for stability. The decision follows from your budget, horizon and willingness to manage actively, not from fashion.
